Your satisfaction is one of our biggest goals while writing the reports. We keep all of our reports easy to read and understand with photos, descriptions, and solutions for the issues we find. Most problems found during the Home Inspection are small and easy to fix without breaking the bank. We also don't believe in making a mountain out of a mole hill. Scare tactics are not in our wheel house. We show the Buyer all of the problems found while inspecting the home and place all issues in our Summary Report in the beginning. All of our Inspection Reports are e-mailed out to the Buyer and Realtor (if the buyer allows us to).

Seller's Home Inspection

Full disclosure is important when selling a home. Last thing anyone wants is to accidentally forget to disclose an old problem and have the new buyer discover it after moving in. With buyers waiving inspections the only other option they have is litigation. No one wants that. Allow me to come in and thoroughly inspect your home and present it in a non threatening easy to understand report along with maintenance information about your home to provide to the new home owner.
Home Inspection

Complete Home Inspection and double wide including all attached garages and decks, grading, exterior and interior of home. NO ADDITIONAL FEE BASED ON THE SIZE OF THE HOME. We highly advise you be there for the inspection to better assist and answer all your questions and concerns.
Mobile Home Inspection

Complete Home Inspection of a single wide mobile home including all decks, grading, exterior and interior of home. We highly advise you be there for the inspection to better assist and answer all your questions and concerns.
Thermal Infrared Scan
$75
This includes a complete scan from the roof to the foundation. Water is ran in the home for 30 minutes to assist in exposing any potential water leaks above ceilings and behind walls. Scans also find potential hot spots due to electrical arcing and loose connections. Highly recommended on flipped homes.

Specialty Inspections
EIFS Dryvit and Stucco Inspection
$200
EIFS (Dryvit) and Stucco can be a costly material to have to maintain on your Home. We are offering Non Penetrating Inspections on all EIFS (Dryvit) and Stucco homes for $200. We will come out to the home and scan the exterior of the home looking for vulnerable areas where moisture can enter. A Home Inspection Report is sent out the same day with photos and recommendations of what should be done. This should be done once a year to help prevent costly repairs.
Radon Inspection
Radon Testing

Test is on the lowest livable area in the home. Price includes one test area by continuous monitoring. DEP3225
Wood Destroying Insects
WDI Inspection

Inspection of all internal and external intrusion of wood destroying insects and organisms.
Water Testing
Basic Conventional Water Test

Includes the complete testing of your water system for coliform and E.coli.
FHA/VA/USDA Water Test

Includes all the required testing parameters for one of the loan types listed above.
Septic Inspections
Septic Inspection with Home Inspection

The basic Septic Inspections includes all the components in the home and tanks, pumps and alarms, and drain field probing to verify all components are functioning as designed.
Hydraulic Load Test (use of onsite water)
$400
This is usually only necessary if problems arrise at the Septic Inspection. We will arrive prior to turn the water on and begin filling the system. This is done at the same times two days in a row to verify the system can accept the amount of water. This test is to check the drain field to make sure all water is draining correctly based on the number of bedrooms in the home. This is a 2 day test and all results are sent to you on day two.
